A callback list will be accepted on two (2) occasions during the first year of ownership. One, 60 days after the closing date, and the second no later than one year from the closing date.
Drywall defects, such as settling cracks and nail-pops, will be repaired ONE TIME only during the one-year builder’s warranty. The builder recommends submitting drywall problems with the second callback list. The homeowner will be responsible for paint touch-ups due to drywall or any other repairs performed by the builder and associated contractors. Quality Plus Homes will provide a paint touch-up kit at the final walk-through.
Callbacks must be scheduled from 9-11am or 2-4pm, Monday-Thursday. This will ensure all warranty work will be completed during our normal business hours of 9am-4:30pm.
Plumbing, electrical, or other emergency situations will be handled immediately by the builder during normal business hours, 9am-4:30pm, Monday through Thursday.

Furnace Filter
Change the furnace filter on a monthly basis to achieve maximum efficiency.
Water
Know the location of the main water shut-off valve inside the house.
Fireplace
The fireplace operates with propane gas. Do not attempt to burn anything in the fireplace other than the logs provided. Refer to the owner’s manual for additional assistance.
Commodes
The new water-saving commodes required by law use only 1.6 gallons of water to flush. Do not overload commodes and have a plunger in your home.
Electrical
If one or more electrical outlets are not working, check the red reset button on the GFI plug. If the outlets still do not work, check the breaker in the electrical panel.
Appliances
Read all owners manuals to get maximum efficiency and for maximum safety.
Garage Door
If the electricity goes out and the garage door will not open, pull the red cord hanging from the garage door to disconnect the opener. The garage door may now be opened manually. When the power is restored, press the opener button on the wall and the opener will re-engage itself.
Garbage Disposal
Run water during use of the disposal.
Gutters
Check all gutters one time per year to be sure there are no blockages.
Landscaping
Shrubs, bushes, and sod/grass are not covered under the builder’s warranty due to the unpredictable nature of Kentucky weather. All landscaping should be watered as needed.
Crawl Space
Be sure to open air vents in the summer and to close them in the winter.
Smoke Detectors
When a smoke detector chirps, the 9-volt battery needs to be replaced.
Concrete
Minor cracks in concrete floors, walls, and sidewalks are common. These cracks do not require repair. Concrete is not covered under the builder’s warranty under any circumstance. Do not use salt to remove ice from concrete. Salt will destroy the concrete.
Exterior Water Spigots
Disconnect hoses and all connectors from spigots any time the temperature may drop below 450.
Quality Plus Homes requests that you set up new accounts for your water and electric utilities no more than 3 days after closing on your new home.
After 3 days, the utility companies will remove and disconnect the services from our name if a new service account has not been established.

Remove all hoses and connectors from outside faucets any time the temperature might drop below 45 degrees. Leaving these items connected may cause the faucets to freeze and burst, flooding your house. The builder is not liable for damages or repair for this type of problem.
Do not use salt to remove snow or ice on any concrete surface. Salt will damage concrete surfaces. It is advisable to spray off driveways and walkways after extensive salting of the roadways. This will help extend the life of your concrete. The builder is not liable for damages or repair for this type of problem.
